Torsion or extension springs
Torsion springs, on the bar above the door, are the most common on newer Houston homes. Extension springs, along the side tracks, are common on older and single-car doors. The parts and labor differ, so tell the technician which you have.
Door size and weight
A heavier door needs a heavier spring. Single-layer steel doors are the lightest. Insulated steel doors weigh more, and wood or custom carriage-style doors, found on many custom homes in neighborhoods like Memorial, River Oaks and Bellaire, can weigh far more.
One spring or two
Most double doors have two springs. If one breaks, most technicians recommend replacing both because they have the same wear. That costs more today but usually saves a second service call later.
Standard or high-cycle springs
Standard springs are often rated around 10,000 cycles. High-cycle springs, rated for 20,000 or more, cost more up front. They’re worth considering if your family uses the garage as the main entrance.
Parts that wear out with the spring
Cables, drums, bearings, rollers and bottom brackets often show wear when a spring fails, especially in Houston’s humidity. A fair quote lists each part separately so you can see what you’re paying for.
Time of day
Night, weekend and holiday calls can carry an extra fee with some providers. If the door is closed and no car is trapped, scheduling during regular hours may cost less.
